In one multifamily purchase, Thomas negotiated seller-paid closing costs and more than $25,000 in repairs completed before closing to meet VA property requirements. His personal cash outlay was limited largely to deposits and inspections. Across two VA-financed multifamily purchases, Thomas acquired six units; one property was later sold at a profit approaching $200,000.
